  • Full site inspection
  • Prepare and deliver a detailed Due-diligence summary, with price substantiation and negotiation recommendation
  • Liaise with solicitor re contract review
  • Arrange and analyse building & pest inspection
  • Establish target price, contractual terms
  • Develop a negotiation strategy based on vendor situation / timing
  • Seek to acquire the property pre-auction
  • If property is slated to go to all the way to auction, manage the communications with the agent to glean market intel so as to support adjustment of strategy and auction bidding tactics on the day
  • Facilitate exchange of contracts and delivery of executed contract to solicitors
  • Facilitate a smooth settlement and handover to owner / transfer to Property Management
  • Relationship between your purchase objectives and the suitability of the subject property
  • Assessment of floorplan / layout / structure on the basis of future value-add potential
  • Location / Area Demographic / Comparative sales analysis
  • Local rental market commentary and comparison
  • Past / future growth prospects
  • Assessment of existing campaign / vendor circumstance / pricing
